Green Building and Certification
Do Indoor Plants Count Toward IGBC or LEED Certification in India?
Developers and facility teams pursuing IGBC or LEED certification for a commercial building in Delhi NCR often ask us the same question during a site visit: does installing plants and green walls actually help our certification score, or is that a separate conversation from sustainability entirely? The honest answer is that it can help, through a few specific pathways, but it is not a guaranteed point simply for buying greenery.
Key takeaways
- LEED v5 formally recognizes biophilic design under Indoor Environmental Quality credits, including the Occupant Experience credit.
- IGBC evaluates indoor environmental quality too, but exact point values depend on which rating system your project uses. Confirm with your consultant, not a generic list.
- Credits reward documented design strategy, not simply the presence of plants. Bring your plantscaping vendor in early.
- The wellbeing case for biophilic design holds even without a certification target in mind.
Where biophilic design sits in LEED
LEED has moved toward formally recognizing biophilic design as a credit strategy rather than treating it as incidental decor. Under LEED v5, occupant wellbeing credits such as the Indoor Environmental Quality (EQ) category, specifically the Occupant Experience credit, explicitly reward design strategies that incorporate natural elements including plants, daylight and views of nature. Biophilic strategies can also support Sustainable Sites and Innovation credits depending on how the design integrates with the building's broader environmental performance, such as vegetated surfaces contributing to heat island reduction.
The key detail most vendors gloss over: these are documented design strategy credits, not a fixed "install X plants, get Y points" formula. The credit is earned through how the greenery is integrated into the overall wellbeing and environmental strategy of the building, assessed by your certification consultant against the specific rating system version in use.
Where IGBC fits
IGBC is India's own green building rating system, administered by the Confederation of Indian Industry, and evaluates buildings across energy efficiency, water conservation, indoor environmental quality, sustainable site development and materials. Indoor environmental quality categories are the most directly relevant to a plantscaping or biophilic design program, though the exact credit weighting depends on which IGBC rating system your project is pursuing (there are separate systems for new buildings, existing buildings, interiors, and so on) and should be confirmed directly with your certification consultant or the IGBC scorecard for your specific project type, since generic claims about exact point values circulating online are frequently outdated or apply to the wrong rating system version.
What this means practically for a Delhi NCR project
If certification points are part of the motivation for a biophilic program, the right sequence is: bring your plantscaping vendor into the conversation with your certification consultant early, not after the design is finalized. A vendor who understands how to document plant density, species selection, water efficiency of the irrigation system, and integration with daylighting can help your consultant build a stronger, better evidenced credit submission. A vendor who just installs greenery without that documentation trail leaves points on the table even when the physical installation would have qualified.
The case for doing it even without a certification target
Certification aside, the underlying design strategies IGBC and LEED reward, natural light, indoor plants, views of greenery, better indoor air strategy, are the same ones with the strongest independent evidence for employee wellbeing and productivity, which we lay out in detail in our piece on the ROI of biophilic design. Certification points are a genuine bonus. They should not be the only reason a workplace invests in getting this right.
Why this is showing up on more scorecards now
Indian commercial real estate has been moving toward ESG reporting faster than most tenants realize, driven as much by institutional investors and REIT disclosure requirements as by regulation. Occupier wellbeing metrics, of which indoor environmental quality is a core pillar, are increasingly part of how developers differentiate premium commercial space in Delhi NCR to corporate tenants who themselves need to report on workplace sustainability up their own chain. A biophilic design program that is properly documented does double duty in this environment: it supports the building's certification pursuit, and it becomes a genuine talking point in the tenant's own ESG and workplace wellbeing disclosures. That second audience, a tenant's own sustainability reporting, is a reason to get the documentation right even when the building itself is not chasing a new certification this cycle.
